Who is it for?
This licence is designed for construction professionals who are responsible for supervising low-rise projects in Queensland. It suits Site Managers, Foremen, Project Managers, and Contract Administrators who need the legal authority to direct site work without relying on someone else’s licence. It’s also ideal for cadets or junior staff stepping up into leadership roles, as well as seasoned supervisors wanting formal recognition for their experience

What does the licence allow?
- Building work on Class 1 or Class 10 buildings (houses, sheds, garages).
- Building work on Classes 2 to 9 buildings (commercial, retail, hospitality, schools, etc.) with a gross floor area up to 2000m², provided it’s not Type A or Type B construction.
- Non-structural building work on any building, regardless of class or size.
- Preparing plans and specifications for your own use, or for building work you are personally performing.
- Until 2 May 2030, you may also supervise the installation and maintenance of: Fire collars and fire-rated penetrations, Fire-rated joint sealing, Fire and smoke walls and ceilings
What is not covered by this licence?
The Low-Rise Site Supervisor Licence does not allow you to:
- Carry out a completed building inspection for a buyer or interested party.
- Personally perform any building work that requires a separate fire protection licence (other than the temporary authorities listed above).
- Personally perform building work that requires another occupational licence (plumbing, electrical, etc.) unless you hold that licence.
- Supervise or provide non-structural work services if: A fire protection licence is required, and The work involves Type A or Type B construction, or It is on classes 2 to 9 buildings with a gross floor area exceeding 2000m²


Eligibility criterias
To apply, you must meet the general QBCC eligibility standards:
- Be fit and proper to hold a licence.
- Have legal permission to work in Queensland (citizenship, visa, or Immicard).
- Provide photographic proof of identity.
- Supply evidence of your business structure (sole trader, partnership, company, or trust, if applicable).
Technical classification
The Low-Rise licence covers supervisory authority for small-scale and low-rise projects. It ensures compliance with the National Construction Code (NCC) requirements for Class 1, 10, and smaller Class 2–9 projects. To hold this licence, you must demonstrate your technical skills through one of the following:
- A formal qualification from a Registered Training Organisation (RTO)
- Documentation showing you have successfully completed the appropriate course for this class.
- A Recognition of Prior Learning (RPL) certificate issued by an RTO.
- A qualification statement issued by an approved authority for the licence class

Please note, in Queensland, it’s illegal to supervise without a QBCC licence, even if you have years of experience. You’ll need the right licence to do the job legally.
How long does the application process take?
With the right qualification in place, it can take as little as 1–2 weeks. If you still need to obtain your qualification, the process may take 3–6 weeks
