Who is it for?
This licence is built for professionals ready to move beyond houses and small projects into larger, more complex builds. It’s ideal for Site Managers, Site Foreman, Site Engineer, Project Managers, Contract Administrators, and Supervisors who are supervising building works up to three storeys. Also suitable for junior professionals who want to step in for more responsibilities.

What does the licence allow?
- Class 1 or Class 10 buildings (houses, sheds, garages).
- Buildings up to three storeys in Classes 2 to 9 (offices, schools, shops, apartments, etc.), excluding Type A construction.
- Non-structural building work on any building, regardless of size or classification.
- Plans and specifications for your personal use, or for building work you personally undertake.
- Until 2 May 2030, you may also supervise installation and maintenance of: Fire collars - fire-rated penetrations and joint sealing, Fire and smoke walls and ceilings
What is not covered by this licence?
The Medium-Rise Site Supervisor Licence does not allow you to:
- Perform a completed building inspection for a client or interested party.
- Personally perform any building work that requires a fire protection or occupational licence (plumbing, electrical, etc.), unless you hold that licence.
- Supervise or provide non-structural work services if a fire protection licence is required, and the work involves: Type A construction on Classes 4–9 buildings, or Buildings taller than three storeys


Eligibility criterias
To apply, you must meet QBCC’s standard eligibility checks
- Be assessed as fit and proper to hold a licence.
- Have legal permission to work in Queensland (citizenship, visa, or Immicard).
- Provide photographic identification.
- Provide evidence of your business structure (sole trader, partnership, company, or trust, if relevant).
Technical classification
This licence is designed for projects up to three storeys, bridging the gap between small-scale low-rise projects and more complex high-rise developments. You must demonstrate technical competence through one of the following:
- A formal qualification issued by a Registered Training Organisation (RTO)
- Documentation showing you have completed an approved course for this licence class.
- Recognition of Prior Learning (RPL) issued by an RTO.
- A qualification statement from an approved authority for this class

Who needs a QBCC Site Supervisor – Medium-Rise Licence?

What building work can I supervise with this licence?
You can legally supervise Class 1 and 10 buildings, plus Classes 2–9 up to three storeys (excluding Type A construction), and any non-structural work.
What building work is excluded under this licence?
You cannot supervise Type A construction, projects taller than three storeys, or any work that requires a separate occupational licence unless you hold it.
Do I need formal qualifications to apply?
Yes. A relevant qualification from a Registered Training Organisation (RTO) or recognition through RPL is required.

Please note, in Queensland, supervising without a QBCC licence risks penalties, fines, and compliance breaches.
How long does the application process take?
If you already hold the required qualification, approval may take as little as 1–2 weeks. If you need RPL or further study, expect 3–6 weeks
